East Brandywine Township is Applecross Country Club, Guthriesville village, and the farm roads between Route 322 and the Brandywine’s East Branch. Half the township’s moves today are in or out of the golf community. The other half are older homes on Route 282 and the creek lanes. LiteMovers has moved East Brandywine families since 2007 and knows both sides.

Two Townships in One
- ✓Applecross: gated golf community with a gatehouse, HOA truck hours, townhome and single-family sections, and streets shared with carts
- ✓Guthriesville village: older homes close to Route 322 and Horseshoe Pike at a busy intersection
- ✓Route 282 and the creek: long drives, stone walls, and lanes that flood after heavy rain
- ✓Newer streets off Reeceville and Bondsville Roads: colonials with standard driveways
Addresses here read Downingtown (19335) or Coatesville (19320). Tell us the community or the road and we route accordingly. For Downingtown borough and the east side of town, see Downingtown movers and East Caln.
Applecross Moves
Applecross has a gatehouse, posted truck hours, and streets that golf carts use as much as cars do. We register the truck with the gatehouse the day before and send a certificate of insurance when asked. The crew and dollies stay off the cart paths. Townhome sections get floor runners and door guards for shared entries. Golf bags and patio furniture are wrapped and ride on the same truck as the household.
Guthriesville and Route 322
Guthriesville sits where Route 322 meets Horseshoe Pike, and that intersection backs up in both rush hours. Village homes are close to the road with little off-street parking. We send a shorter truck, start at 8 a.m., set cones, and are loaded before the afternoon traffic builds. Moves into Downingtown use Route 282 before school dismissal.

Creek Lanes and Older Homes
Along Route 282, Dorlan Mill Road, and the East Branch, the homes are older and the drives are longer. Stone walls, mature trees, and low branches narrow the approach. We scout each drive on the estimate and bring a shorter truck when needed. Creek-side lanes are scheduled away from the morning after heavy rain, when the low spots hold water.
Downingtown Schools and Timing
East Brandywine is in the Downingtown Area School District, and summer dates book four to six weeks out. Spring and fall are easier. Families downsizing from a large Applecross home use our senior moving team for staged packing and same-day setup. Anything not making the trip goes to donation or junk removal.

East Brandywine Moving Questions
Do you move into Applecross Country Club?
Yes, often. Applecross is a gated golf community with a gatehouse, HOA rules on truck hours, and streets shared with golf carts. We register the truck with the gatehouse the day before, follow the posted hours, and keep the crew off the cart paths. Townhome sections get runners for shared entries.
What is Guthriesville like for a moving truck?
Older and tighter. The village at Route 322 and Horseshoe Pike has homes close to the road and a busy intersection. We send a shorter truck for village addresses, start early to beat the Route 322 traffic, and set cones so the lane stays open. The newer streets around the village take a full-size truck.
Is East Brandywine in the Downingtown school district?
Yes. East Brandywine families attend Downingtown Area schools, including Brandywine-Wallace Elementary and Downingtown West. Summer and late August book four to six weeks out. Applecross new-construction closings add a second rush whenever a builder phase delivers.
Can you handle Route 322 traffic at Guthriesville?
We plan around it. Horseshoe Pike and Route 322 back up through Guthriesville in both rush hours, and Route 282 toward Downingtown slows at school dismissal. Crews arrive at 8 a.m. and are loaded before the afternoon rush. For moves into Downingtown we use Route 282 before 2 p.m.
Do you move the older homes along Route 282 and the Brandywine?
Yes. The homes along Route 282, Dorlan Mill Road, and the creek have long drives, stone walls, and mature trees. Some need a shorter truck. We scout the drive on the estimate and tell you the plan before move day. Creek-side lanes are avoided the morning after heavy rain.
Can you store furniture during an Applecross closing delay?
Yes. New-build dates move, and resale closings in the community can slip when a chain of sales is involved. Our King of Prussia warehouse holds the household on one inventory, and the same crew delivers when the keys are real. Golf clubs and patio sets ride on the same truck.
