Upper Uwchlan is Chester County’s newest big township: Eagle, Eagleview, Byers Station, the lakeside streets around Marsh Creek, and the farm lanes toward Ludwigs Corner. Half the moves here are into houses that did not exist five years ago. LiteMovers has moved families into Upper Uwchlan since the first Byers Station phases opened, and our warehouse is twenty-five minutes away in King of Prussia.

What Makes Upper Uwchlan Different
- ✓Planned communities: Byers Station and Eagleview with HOA truck rules and mixed townhome and single-family sections
- ✓New construction: unfinished curbs, lot numbers instead of addresses, and closing dates that move
- ✓Marsh Creek lake streets: long hilly drives with mature trees close to the lane
- ✓Eagle and Ludwigs Corner: older homes, barns, and the Route 100 and 401 crossroads
Mail here reads Chester Springs (19425), Downingtown (19335), or Exton (19341), so the township line is easy to miss. We go by the community and the street. For the older Chester Springs village and Pickering Creek side, see our Chester Springs movers page.
New Construction Done Right
A new-build move has its own problems. The street may have no numbers. The apron may be gravel. The builder may hand over keys at 3 p.m. instead of 10 a.m. We confirm the lot and section with the builder’s office, bring plywood for soft ground, and keep the truck on pavement. If the closing slides a week, the household waits in our warehouse on one inventory.
Byers Station, Eagleview, and HOA Rules
Both communities have associations with rules on where a truck can stand and for how long. Townhome rows have guest parking that fills by evening. Single-family streets take a 26-foot truck in the driveway. We ask for your section when you book, follow the posted hours, and bring runners and door guards for shared entries.

Marsh Creek and the Lake Streets
The streets around Marsh Creek State Park climb and curve, and the trees were there before the houses. Some drives take a full truck. Others need a shorter one and a dolly carry. On a few lakeside homes we have carried through the side yard to the deck because the front steps were too steep. We scout every Marsh Creek address during the estimate so there are no surprises.
Packing, Storage, and Cleanouts
Most new-build families book full packing so the old house empties in one day. Households waiting on a builder sit in our vaulted King of Prussia warehouse. Furniture that will not fit the new floor plan goes to donation or junk removal on the same trip.

Upper Uwchlan Moving Questions
Do you move into Byers Station and Eagleview?
Yes, constantly. Both are large planned communities with HOA rules on truck parking and hours. Both mix townhome rows with tight guest parking and single-family sections. We ask which section you are in, match the truck to it, and protect the shared walks and stairwells.
Can you deliver to a new-construction home before the street is finished?
Usually, yes. New sections off Route 100 and Byers Road often have unfinished curbs, mud at the apron, and no house numbers yet. We confirm the lot number with the builder and bring plywood for the walk if needed. The truck stays on pavement so it does not sink.
What about Marsh Creek lakeside homes?
Those are longer, hillier drives with trees close to the lane. We send a shorter truck when the drive is tight. We have carried through side yards to decks when the front approach could not take a dolly. Tell us the street and we scout it on the estimate.
Is the Downingtown school calendar the busy season here too?
Yes. Upper Uwchlan families are in the Downingtown Area School District, and summer and late August fill first. New-construction closings add a second rush whenever a builder releases a phase. Book as soon as you have a closing date, even if it may slide.
Can you hold our household if the builder’s date slips?
Yes. Builder dates slip often. We receive the household into our King of Prussia warehouse, keep it on one inventory, and deliver when the keys are real. You pay only for the storage days you use, and the same crew that packed you delivers.
Do you serve the Eagle and Ludwigs Corner area?
Yes. Eagle, Ludwigs Corner, and the Route 100 and 401 corridor are part of our regular Chester County routes. Older homes there have lanes and barns that need a shorter truck. Newer homes off Little Conestoga Road take a full-size truck without trouble.
