How the Broker Introduction Works
Step 1. You make the introduction by email or phone. We respond within twenty-four hours to your tenant.
Step 2. We schedule a walkthrough of the origin space. Optional walkthrough of the destination. Inventory documented, building constraints noted at both ends.
Step 3. Written estimate to the tenant within five business days. Itemized scope. PA PUC tariff-compliant pricing structure. Binding not-to-exceed option available.
Step 4. Tenant signs the contract. We coordinate building access, COI delivery, and move logistics with both property managers.
Step 5. Move runs on schedule. You get a closeout summary. Your tenant opens Monday morning ready to work.
PA PUC compliance. Our pricing follows tariffs filed with the Pennsylvania Public Utility Commission. We cannot offer broker referral fees or kickbacks — it is a PUC regulation. Broker Partner FAQ
Do you offer broker referral fees?
No. PA PUC tariff rules do not permit referral fees or kickbacks on intrastate moves. What we offer instead is reliability — a mover you can introduce to a tenant and know they will deliver on time. The value is your tenant calling you for the next lease, not a one-time check.
How fast can you turn around a tenant estimate?
We schedule a walkthrough within two to three business days of your introduction. A written itemized estimate goes to the tenant within five business days of the walkthrough. For urgent timelines we have turned estimates in twenty-four hours.
Do you carry the insurance our buildings require?
Yes. We carry general liability, auto liability, workers compensation, and cargo coverage. Most property managers in Greater Philadelphia — Brandywine Realty Trust, Tishman Speyer, Equity Commonwealth, JLL-managed properties, CBRE-managed properties — already have our COI on file. Building-specific certificates are issued before move day.
Can you handle high-rise Center City moves?
Yes. Center City high-rise office moves are a regular part of our work. We coordinate loading dock windows, freight elevator pads, security escorts, and lobby protection with property management at every major tower from Penn Square to 30th Street.
What size tenants do you typically handle?
From single-suite professional offices of two to five people up through multi-floor moves of two hundred-plus workstations. Most of our commercial work falls in the five to fifty-thousand-square-foot range — the size where a tenant needs more than a small mover but does not need a national van line.
