Association rules, restricted hours and narrow community lanes. Condo moves have a different set of obstacles than apartments, and they need more lead time.
A condo move is rarely delayed by the furniture. It is delayed by an association form nobody mentioned until the week before.
We have moved into and out of Main Line condo and townhome communities since 2007, from the older mid-rises in Bala Cynwyd to the newer townhome developments in Devon and Paoli.
The Approval Layer Nobody Warns You About
Rental buildings have a leasing office that answers the phone. Condo associations often have a part-time manager and a board that meets monthly.
That changes your timeline. A form that a leasing office approves in an hour can take a community association two weeks.
- ✓A move-in or move-out registration form, usually submitted to the property manager
- ✓A certificate of insurance naming the association as certificate holder
- ✓A refundable damage deposit at some communities, held until after an inspection
- ✓Approved moving hours, often weekdays only with no Sunday or holiday moves
- ✓Designated truck staging, since shared driveways and visitor lots are not automatic
Start the association paperwork the day your closing or lease date is confirmed. It is the one part of a condo move that cannot be accelerated at the last minute.
Access Problems Specific to This Corridor
Community lanes and turnarounds
Many Main Line townhome developments were laid out for cars, not box trucks. Cul-de-sacs are tight and mature tree cover hangs low over the lane.
We check the route before move day. Where a full truck cannot make the turn, we shuttle with a smaller vehicle and plan the extra time into the schedule.
Garage-level entries
Newer Main Line townhomes often put the main entry at garage level with living space two floors up. That means everything travels a full flight before it reaches the kitchen.
It also means low garage clearances, which matter when a truck ramp needs headroom.
Shared walls and finished surfaces
Condo hallways and townhome stairwells are finished, shared and inspected. We run floor protection, pad the corners and protect door jambs as a matter of course.
Downsizing Into a Main Line Condo
A large share of our condo work is a house-to-condo downsize. Those moves have a shape of their own, and they go badly when treated as an ordinary move.
The furniture that fit a Gladwyne colonial rarely fits a two-bedroom in Bryn Mawr. Something has to go somewhere, and deciding that on move day is the expensive way to do it.

Main Line Apartment Moving: Common Questions
How is a condo move different from an apartment move?
The physical work is similar, but the approval process is not. Condo and townhome communities are governed by an association rather than a leasing office, which usually means a move-in form, board or manager approval, and sometimes a refundable deposit. Those steps run on the association’s schedule, so they need more lead time.
Do Main Line HOAs restrict moving hours?
Many do. Weekday windows between nine and five are common, and a number of Main Line associations prohibit moving on Sundays and holidays entirely. Some also limit how long a truck can occupy a shared driveway or visitor lot. Check the community rules before you commit to a date.
Can a full-size moving truck reach my townhome?
In most Main Line townhome communities, yes, but not always to the door. Narrow lanes, low tree cover, tight turnarounds and posted weight limits sometimes stop a 26-foot truck short. When that happens we shuttle with a smaller vehicle, which we plan for in advance rather than discovering on move day.
Do you handle downsizing from a house into a condo?
Yes, and it is one of the most common moves we run on the Main Line. Downsizing usually needs three things at once: the move itself, storage for what does not fit yet, and removal of what is not coming. We coordinate all three so you are not managing separate vendors on the same week.
What about stairs in a three-level townhome?
Three-level townhomes are standard in Devon, Berwyn and Paoli, and we plan crew size around them. Interior stairs are slower than an elevator but faster than an exterior walk-up, and turns at the landing are usually the constraint. We check the tightest turn before loading anything oversized.
