Universal Apartment Move Checklist

Confirm move-in fees and deposits. Some Philadelphia high-rises charge $200-$500 in move fees. Senior communities often have separate facility charges. Get the full list in writing from management. - ✓
Measure doorways, hallways, and elevators. Sectional sofas, king mattresses, and oversized armoires sometimes need to be hoisted or disassembled. Better to know before move day. - ✓

What is a Certificate of Insurance and why do apartment buildings require one?
A Certificate of Insurance, or COI, is a document that proves a moving company carries the liability and workers’ compensation coverage required by your building. Most Center City Philadelphia high-rises and many Main Line luxury buildings require a COI from your mover before they will release the freight elevator or loading dock. The COI lists the building owner and management company as additional insured parties. LiteMovers issues a COI within one business day of receiving your building’s specific requirements. Send the requirements when you book and we’ll handle it before move day.
How early should I reserve the freight elevator at my building?
Reserve the freight elevator as soon as you have a confirmed move date, typically 3-4 weeks ahead. Most buildings allocate elevator time in 3 to 4 hour blocks. Friday afternoons, weekend mornings, and end-of-month dates fill first because of lease cycles. If your preferred window is taken, ask about back-to-back time slots or a different day. Senior living communities often require move-in scheduling through a coordinator and may need 4-6 weeks of notice. Ask the property manager or front desk for the building’s specific reservation process.
Do you handle senior moves into continuing care communities?
Yes. We handle moves into independent living, assisted living, personal care, and continuing care retirement communities across the Greater Philadelphia region. Many communities have specific move-in windows, room-size limits, and paperwork requirements. We coordinate directly with community move-in coordinators to make sure everything is approved before move day.
What if my furniture won’t fit through the apartment doorway?
Our crews handle this regularly. Sectional sofas, king mattresses, oversized armoires, and L-shaped desks sometimes won’t fit through standard apartment doorways or elevator entries. We can disassemble most furniture, hoist items through balconies in rare cases, or use specialty equipment for tight stairwells. The best protection is a pre-move walkthrough so we know about any tight spots in advance. Measure your largest pieces and the narrowest doorway, hallway, and elevator at the new place before move day. Send measurements to your estimator if you’re unsure.
