Millions of Americans packed up and moved last year. The U.S. Census Bureau confirmed the pattern is clear: people are leaving high-cost states in the Northeast and heading to the South and Mountain West. If you are in the Philadelphia area, you are right in the middle of this national shift.

The South Is Growing Fast
South Carolina topped the nation in population growth in 2025, adding nearly 80,000 residents for a 1.5% gain. North Carolina followed at 1.3%. Texas and Florida continued growing in raw numbers, adding more people than any other states since 2020.
What is driving this? Lower housing costs, favorable taxes, and warmer weather are the most common reasons our customers mention. Many are also following family members who moved south a few years ago.

The Northeast Is Losing Ground
The Northeast grew just 0.2% in 2025. That is the slowest of any U.S. region. New York state lost more than 200,000 residents since 2020. California had similar losses, shedding over 9,000 people between mid-2024 and mid-2025.
The biggest reason is housing cost. The median home price in New York was roughly $501,000 in late 2025. In California it reached $818,000. People are doing the math and deciding to move somewhere they can afford more house for less money.
For many of those leaving New York and New Jersey, the Philadelphia suburbs are a first stop. Wayne, Berwyn, King of Prussia, and the Main Line offer good schools, lower housing costs, and an easy Amtrak connection back to New York. We see this regularly — families moving from Bergen County, NJ or Westchester, NY into Chester or Montgomery County.

Florida Is Still a Top Destination
Florida added nearly 1.9 million people between 2020 and 2025. That is the second-largest gain of any state. Twenty-one of Florida’s 22 metro areas grew during this period. The Miami metro saw a slight dip due to lower international migration, but the rest of the state kept growing steadily.

Remote Work Changed Where People Live
The Census Bureau noted that rising housing costs pushed people farther from city cores. Remote work made it possible. People who used to commute into Philadelphia or New York every day realized they could live two hours away and only come in once a week.
This trend boosted places like the Poconos, Lancaster County, and even rural Chester County right here in Pennsylvania. It also sent people from Philadelphia out to Asheville, NC or the Outer Banks. These are moves we handle all the time.
